Marrakech Country Estate

Fourteen bedrooms on walled grounds outside the city, in a main house and two annexes with enough ground between them that twenty-eight people are not living on top of each other. This is the size at which a stay stops being a house booking: catering, transport and who sleeps where are all decided before anyone arrives.

A style of stay, not a specific listing. This page shows the kind of villa we source in the Marrakech countryside. Your concierge confirms the exact property and its availability once we have your dates and what the group needs.

Highlights

  • Fourteen bedrooms in three separate buildings
  • Grounds rather than a garden, inside one wall
  • Pool long enough to swim lengths in
  • Kitchen built to cook for a group, not a couple
  • Covered space that holds everyone if the weather turns

Three buildings, one group

Fourteen bedrooms at this size are almost never in one building. A main house carries the sitting rooms and perhaps six or seven bedrooms; the rest are in annexes, which is what makes a group of twenty-eight bearable rather than institutional. It also means the headline number hides the thing you actually need to know: how many bedrooms are in the main house, what is across the grounds, which rooms have their own bathroom, and whether anyone is sleeping somewhere they would not have chosen. Ask for a floor plan and a bed-by-bed breakdown before you allocate anything, because that allocation is where group holidays sour.

Where everybody eats

Twenty-eight people eat five or six times a day between them, and that is a kitchen question before it is a menu question. Estates of this size usually have a kitchen built for it and a team who come with the house, or a kitchen you are expected to fill with your own caterer. The two models cost differently and constrain you differently, and they are rarely volunteered: ask which one applies, and ask early. Then look for the covered table. Open-air dining for thirty is wonderful in April and impossible in a January evening or a July afternoon.

Events are a permission, not a feature

A property being large does not mean a party is allowed in it. Many estates near Marrakech permit nothing beyond guests staying in the house: no amplified music, no outside suppliers, no visitors who are not sleeping there, sometimes a curfew agreed with neighbours. Others permit a great deal, and a few require that you use their own kitchen and their own staff for anything that counts as an event. This is the first thing to establish about any property at this size, before dates, before anything, and it belongs in writing.

Getting twenty-eight people here

Nobody moves a group of this size by taxi. The airport run is a minibus or several cars, the arrivals are spread across a day and sometimes two, and the house has to know who is coming when so that somebody is at the gate. Once you are out here, every restaurant, every excursion and every late return involves transport you have booked. A stay this size works when the drivers are part of the arrangement from the start and the outline of the days is fixed before anyone lands.

The area

Outside Marrakech the plain turns to olive groves and walled plots on dirt tracks off the main roads, which is where the properties large enough for thirty people sit. It is quiet, there is nothing within walking distance, and the High Atlas stands on the southern horizon — snow-capped from roughly December to April, often lost to haze in high summer. Allow twenty-five to forty-five minutes by car to the medina, depending on which road out of the city the property sits on.

What the photos won't tell you

Every listing in the world photographs the pool from its best corner, and no photograph answers the questions that decide a stay. So before you commit, we put the following in writing for your dates:

  • How far the car gets, and how many metres and steps remain with the luggage.
  • Who the neighbours are, and what you will hear at five in the morning.
  • Whether the pool is heated, and in which months that decides whether you swim.
  • What “staffed” covers — who is there, at what hours, and who cooks.
  • Where the wifi actually reaches, not just where the router is.
  • Which of the property’s own photographs were taken with a wide-angle lens, and what a room looks like from the doorway.

Common questions

How many of the fourteen bedrooms are in the main house?

On an estate of this kind, commonly six or seven, with the rest in annexes across the grounds. The split matters more than the total: ask for a floor plan showing which rooms are in which building, how many are genuine doubles rather than twins, and which have their own bathroom.

Can an estate near Marrakech host a wedding?

Some can, many cannot, and the size of the property tells you nothing about it. Event permission, noise curfews, whether outside suppliers are allowed and whether the property insists on its own caterer vary from one estate to the next. Confirm all four in writing before paying anything.

Do we have to use the property's own kitchen team?

Sometimes. Some estates come with a kitchen team and expect you to use them, some keep a list of approved caterers, and some leave the kitchen to you entirely. It changes the budget materially and it is rarely mentioned unprompted, so ask at the enquiry stage.

How far is a country estate from Marrakech?

Typically twenty-five to forty-five minutes by car to the medina, depending on which road out of the city it sits on, and about the same from the airport. There is nothing within walking distance, so plan on transport being part of the stay rather than an occasional extra.
