Renting a villa in Marrakech: what to check before you book

Before booking a villa in Marrakech, confirm four things in writing: who is on site and when, whether staff and meals are included or charged separately, how you get to and from the city, and whether the pool is heated. Most disappointments come from these four, not from the house itself.

Renting a villa in Marrakech: what to check before you book

A villa in Marrakech is not the same product as a villa in Europe. Most come with staff, most sit outside the city, and the difference between an excellent stay and a frustrating one is almost always operational rather than architectural.

1. Who is actually there

Ask directly: is there a permanent presence on the property, or does someone come in daily and leave? A house that empties at six in the evening feels very different from one with a guardian on site.

Establish:

  • Who is on the property, and during which hours
  • Who to call at night if something breaks
  • Whether anyone speaks a language you speak

2. What is included, and what is not

“Staffed villa” means different things at different properties. Get it itemised:

  • Housekeeping — daily? Change of linen and towels how often?
  • Cook — included, or paid per meal? Do you pay for the ingredients separately?
  • Breakfast — very often included; lunch and dinner very often not
  • Laundry — usually extra
  • Driver — almost never included, and you will need one

3. How you will move

This is the single most underestimated point. Villas in the Palmeraie or along the Ourika road are twenty to forty minutes from the Medina. Without transport arranged in advance you are dependent on taxis that do not reliably come out that far.

Decide before arrival whether you want a driver on call, a fixed number of transfers per day, or a hire car — and price it.

4. The pool

In spring, autumn and winter an unheated pool in Marrakech is cold. Ask whether heating exists, whether it costs extra, and how much notice is needed to switch it on. If you are travelling between October and April and the pool matters, this is not a detail.

5. Practical checks people forget

  • Air conditioning — in every bedroom, or only some?
  • Heating — for winter stays; thick traditional walls hold cold
  • Wifi — ask for a speed, not a yes
  • Bedroom layout — how many are actually doubles, and are any in a separate annexe?
  • Events — if you want to host anything, ask first; many properties restrict it
  • Deposit and cancellation — in writing, before payment

6. Who you are booking with

Ask whether you are dealing with the owner, a management company, or an intermediary who has never seen the house. Ask who you contact during the stay if something goes wrong — and whether that person is in Marrakech.

A note on names and photographs

Villas in Marrakech are frequently marketed under a trading name rather than the owner’s, which is normal practice and protects the owner’s privacy. What is not normal is a listing that cannot tell you the neighbourhood, will not put you in touch with anyone local before you pay, or shows photographs that do not match the layout described. Ask for a video walk-through if anything feels vague. Anyone who genuinely manages the property can produce one.

Common questions

Are villas in Marrakech staffed?

Most are, to some degree u2014 commonly a housekeeper and a guardian, often a cook. What varies enormously is which hours they are present and what is included in the price rather than charged separately, so get it itemised in writing.

Do you need a car when staying in a villa in Marrakech?

Effectively yes. Most villas are twenty to forty minutes outside the city and taxis do not reliably serve those areas, so arrange a driver or a hire car before you arrive.

Are pools in Marrakech villas heated?

Some are, many are not, and heating is often a paid extra that needs notice. Between October and April an unheated pool will be too cold to use, so confirm this before booking.

Why do Marrakech villas use different names than the owner?

It is standard practice: a trading name protects the owner private identity and stops guests bypassing the manager to book directly. It becomes a warning sign only when nobody will tell you the neighbourhood, connect you with someone local before payment, or show you a video walk-through.
