Palmeraie Private Villa

A single-storey house of five bedrooms, built in straight lines and finished largely in tadelakt, with glazing wide enough that the garden reads as part of the sitting room. Ten people fit without the plan feeling stretched. It suits groups who want the quiet of the palm grove and a house that looks like this century rather than a reproduction of an older one.

A style of stay, not a specific listing. This page shows the kind of villa we source in the Palmeraie. Your concierge confirms the exact property and its availability once we have your dates and what the group needs.

Highlights

  • Five en-suite bedrooms, single storey
  • Hand-polished tadelakt in every room
  • Full-height glazing onto the garden
  • Pool roughly eighteen by five metres
  • Walled plot under mature palms

The house

Everything sits on one level, arranged in an L around the pool terrace, so the garden is never more than a few steps away from wherever you have settled. Walls are tadelakt, polished by hand and carried through in the same warm off-white from room to room, which keeps the plan calm rather than busy. The living room opens through sliding glass across most of its length, and with the panels pulled back the room and the terrace read as one space.

Sleeping and space

Five bedrooms, each with its own bathroom, all on the ground floor. Two face the pool; the other three look into the quieter side of the garden, far enough apart that ten people are not listening to one another. Storage is generous, which matters more than it sounds on a stay of a week or more.

Outside

The pool runs to roughly eighteen metres by five, a proper length rather than a plunge. Mature palms give real shade by mid-afternoon, and a covered terrace holds a table long enough to seat everyone at once. The plot is walled on all four sides, so the garden stays private without curtains.

The area

The Palmeraie sits north-east of the medina: a palm grove divided into large walled plots, most of them holding a single-storey house with a garden around it. It is quiet, and the quiet is the point. The trade-off is that nothing is walkable. The medina, the golf courses and the restaurants are all a short drive, so a car and driver normally form part of a stay here.

What the photos won't tell you

Every listing in the world photographs the pool from its best corner, and no photograph answers the questions that decide a stay. So before you commit, we put the following in writing for your dates:

  • How far the car gets, and how many metres and steps remain with the luggage.
  • Who the neighbours are, and what you will hear at five in the morning.
  • Whether the pool is heated, and in which months that decides whether you swim.
  • What “staffed” covers — who is there, at what hours, and who cooks.
  • Where the wifi actually reaches, not just where the router is.
  • Which of the property’s own photographs were taken with a wide-angle lens, and what a room looks like from the doorway.

Common questions

How far is the medina?

A short drive rather than a walk. Depending on traffic and where in the grove the house sits, the edge of the medina is usually twenty to thirty minutes by car. That is the main reason a driver tends to form part of a stay here.

Is the pool heated?

Pool heating is usually available on request, and it needs arranging in advance, since the system runs for days rather than hours to bring a pool of this length up. Worth doing from November to March, when the daytime air is pleasant but the water stays cold without it.

Does someone cook?

Villas of this kind normally come with a small household team, and a cook can usually be arranged for some or all meals. What is included differs from house to house, so we confirm it in writing before anything is agreed.

Can we hold a party here?

Sometimes, though never safe to assume. Plots here are large and walled, but owners commonly set a cut-off for amplified music, and some tie catering to one supplier. It is a question worth raising early, since the rules differ house to house and are easier to settle before a date is fixed.
