Dar El Bacha Townhouse Riad

Four bedrooms over four floors, a few minutes from the Dar el Bacha crossroads, in a house converted on the townhouse plan rather than around a courtyard. Light comes down an internal well; the rooms are deliberately plain. Sleeps eight, and works as well for two couples as for a family with older children who want the medina around them and somewhere quiet to return to.

Highlights

  • Four bedrooms over four floors
  • Internal light well, no open courtyard
  • Top-floor living room with kitchen
  • Terrace pool roughly four by two metres
  • Lime plaster, tadelakt, dark timber

A house that goes up

The plan is vertical rather than inward. Four floors, a narrow light well down the middle instead of an open court, and stairs connecting everything — no lift, and flights steeper than a modern house would allow. Anyone who would rather not climb three sets of them before bed should ask about the bedroom on the entrance level. What the plan buys is floor area: less of the house given over to weather, more of it usable in January and in August.

Rooms without much in them

The renovation stripped rather than added. Walls are lime plaster in an off-white that shifts colour through the day, floors are poured tadelakt, joinery is dark and plain, and the only strong colour in the house tends to be a rug. Two of the four bedrooms have a small terrace of their own; the other two face the well and stay cool. Eight guests fit without the house feeling crowded.

Upstairs

The top floor is one open room with a kitchen counter, and it is where people end up in the evening. Past it, a terrace and a pool of roughly four metres by two.

The area

At the top of the medina, things work differently from the middle of it. The souks are a walk south rather than a doorstep, so the house is quiet by mid-evening while the shopping streets are still going, and the last stretch home is on foot through lanes that empty out early. Mornings belong to deliveries and neighbours rather than to visitors, and most of what a household needs sits within a few streets.

What the photos won't tell you

Every listing in the world photographs the pool from its best corner, and no photograph answers the questions that decide a stay. So before you commit, we put the following in writing for your dates:

  • How far the car gets, and how many metres and steps remain with the luggage.
  • Who the neighbours are, and what you will hear at five in the morning.
  • Whether the pool is heated, and in which months that decides whether you swim.
  • What “staffed” covers — who is there, at what hours, and who cooks.
  • Where the wifi actually reaches, not just where the router is.
  • Which of the property’s own photographs were taken with a wide-angle lens, and what a room looks like from the doorway.

Common questions

There is no courtyard — does that matter?

It changes the house rather than diminishing it. Light drops down a slim internal well instead of an open court, which means no rain or dust indoors and more usable floor on every level. What you give up is the piece of sky in the middle.

How hard are the stairs?

Four floors and no lift, with flights narrower and steeper than a modern house would have. Most people stop noticing after a day. One of the four bedrooms sits on the entrance level, which is the one to ask about if someone in the party would struggle.

Can we eat in the house?

The top floor has a real kitchen counter rather than a service kitchen shut away downstairs, so breakfast and simple cooking are easy to do yourselves. Houses like this normally come with someone who cooks if you would rather not, arranged beforehand rather than assumed.

Is eight a comfortable number here?

Eight is what the four bedrooms take, and the top floor is the only room that holds everyone at once, which suits a group that likes being together in the evening. Six or four people in the same house feels closer to a private flat.
